Durable Joint Sealing for Concrete, Cladding, and Façade Systems
Protects your structure from water ingress, movement cracks, and long-term deterioration.
Where systems meet, we seal the gaps
At MPM Waterproofing, our joint sealing work protects the weakest points in your structure: the expansion and control joints between concrete panels, cladding junctions, window frames, and façade systems.
We apply flexible, UV-stable sealants designed to absorb movement, repel moisture, and maintain long-term performance across a range of substrates and environments. Our work is widely used in new builds, re-clads, and remedial projects throughout Auckland and Northland, using Sika and Ardex approved sealant systems.
We ensure joints are correctly cleaned, primed, and backer-rodded prior to sealant application, and we match the right products to suit the substrate, expected movement, and exposure conditions.
Applications
Concrete expansion joints
Flexible joint sealants applied to concrete panels to allow for thermal and structural movement.
Roof and deck joints
Seals between membrane sections or across concrete decks where movement needs to be absorbed.
Precast panel joints
Seals between tilt-slab or precast concrete units to prevent moisture ingress and maintain visual uniformity.
Remedial joint repairs
Re-sealing of cracked, failed, or non-compliant joints as part of a remedial project.
Facade and cladding systems
Used around windows, cladding junctions, and flashings for weathertight, clean-edge finishes.
New builds and commercial fit-outs
Applied as part of new developments to meet consent and durability requirements.
Our Process
-
We assess the joint type, substrate condition, exposure environment, and expected movement at your Auckland site to determine the correct sealant system and preparation requirements before work begins.
-
We select suitable sealants and backer rod profiles based on substrate, joint width, movement rating, and UV exposure. A detailed quote and scope of work will be provided before any work begins.
-
Joints are mechanically cleaned, primed, and backer rod is installed to ensure correct sealant depth, adhesion width, and movement performance in line with manufacturer requirements.
-
Our applicators apply sealants in accordance with manufacturer specifications, tooling each joint to a clean, uniform finish suited to the substrate and exposure conditions.
-
Completed joints are inspected under MPM's QA process. We provide photographic records, checklists, and PS3 documentation where required on completion.
Where joint sealing is used
Joint sealing plays an important role in maintaining the performance of the building envelope. Wherever two building elements meet, a flexible sealant system is required to allow movement while preventing water and moisture ingress.
Typical applications include:
Structural movement joints in concrete slabs and structural frames
Podium decks, roof terraces and exterior walkways
Cladding and façade panel joints
Window and door perimeter sealing
Mechanical and plumbing service penetrations
Parking structures and commercial floor slabs
Correctly installed sealant systems allow buildings to accommodate natural movement caused by temperature changes, settlement and structural loading while maintaining long-term weather protection.
